7 Actives – Median Price $445,000, 1 Pending – Median Price $339,900, and no closed sales in the Month of January, 2009. We see an average square foot List price of $173.79. Overall Average DOM 125. The List Price Range $ is $359,000 to $699,000.
At the end of February we had:
7 Actives – Median Price $425,000, 1 Pending – Median Price $399,000, and no closed sales in the Month of January, 2009. We see an average square foot List price of $168.56. Overall Average DOM 133. The List Price Range is $359,000 to $699,000.
We continue to see slow movement in the Luxury Markets here in Redding. Due to equity lost and market value loss we have lost our local “Move Up” Buyer. Most sales are from “Out of Town” Buyer retiring, second homes or relocating. We also have local Buyers that are downsizing from larger more expensive homes.

We continue to see prices coming down and will continue to do so throughout 2009. Foreclosures and Short Sales will be at record numbers and drive the market down further. The Housing Stimulus Plan is too little and too late. It will not help the majority. The higher markets will continue to adjust while we see activity in the entry level/investor market.
