Redding Real Estates ~ RiverBend Estates ~ Prestigious Community!

Golf Course View of Ninth HoleWe’ve been having our small period of Fall here in Redding and Shasta County. It is very beautiful and wonderful weather. The days are crisp and clear and the nights quite cold. My husband and I have been enjoying the time of year and wishing to get away for a day trip or overnight adventure. Perhaps soon?

We had an Open House the past two weekends and while I did not know if we could expect to have traffic we had good turnout on both days. In both cases we had people stopping by who where interested in buying. Last weekend we had Buyers that were ready to buy and loved the house. The only thing wrong was RV parking and a three bay garage instead of the two. So good to have them love the house so much. They spent a long time and loved it down to every detail. They are moving down to a smaller footprint and yet they want to take the retirement toys. It was lovely speaking with them.

Yesterday was a gorgeous day and we held an Open at our River Bend Estates listings on the golf course. It just doesn’t get nicer than that view in the back of the 9th hole. There is a covered patio and it is so pleasant to set there and soak it all up. We had the most delightful clients stop by. They own a home down in Cottonwood on 2 acres that backs up to “Fish and Game Wildlife Preserve”. It is in some of the most beautiful country here in Shasta County. We are going to go meet with them this week to discuss their home and what type of offer they might make given the circumstances of the market. It will be a lovely opportunity to see their property and the area. I’ve never been out to their specific area….as it is a bit remote.

golf course viewsOpen Houses are so interesting. I learn a lot by doing them. I learn about the beauty of the home and the way the exposure changes during the day. I usually find the special place in the home….that very quiet space where you love to go and “just be”. This house has been one of my favorites and while we have had Buyers who really wanted to buy it, the circumstances have just not worked out. We still have a couple in Klamath Falls that came all the way to Redding to see just this house….no other…..this house. My web marketing works….side note. They still keep in touch and have still not sold their home.

Open Houses also provide us an opportunity to meet people. It is always interesting. This lovely couple from yesterday were so delightful to talk with. We talked about birding and all the beautiful migrating birds that come through our area. We live within walking distance to the Sacramento River and we have Bald Eagles, Great Blue Heron and the Great White Heron fishing the Sac on a regular basis. We can set out in our back yard and count on seeing these great birds soaring high as they hunt. It was so nice to share this with them and learn about their land and the history of the area they live in. They grew up on a ranch in that area.

People always debate Open Houses and some agents in my office refuse to do them. I have to say it amazes me. It is so personal and engaging and while I have committed wholeheartedly to using Localilsm to drill down and deliver that neighborhood interest and information, I feel Open Houses provide us with that wonderful opportunity to connect with people within the community and people looking to move to the community.

I’ve slowly been building the base in Localism for River Bend Estates and I can now send people there to learn about the area and it’s amenities and market values. I don’t have to race home and put something together to send to them…I can casually talk about my blog and how to find my information on Localism. For the end of September we see some changes with 3 new solds and 1 pending.

At the end of October we had:

9 Actives – Median Price $469,000, No Pending Transactions and 2 Closed – Median Price $324,500.

At the end of November we had:

**With the Wall Street fiasco and the uncertainty in the Banks lending, we have had sharp list price decline and a 6.7% drop in closed or sold listings for Redding. We will continue to see foreclosures and short sales which will influence the market for further decline. If you need to sell in this market you should act as prices will continue to decline. For Buyers if you are interested in the entry level market, now may be a good opportunity for First Time Buyers and Investors with interest rates at good lows. The numbers work.
